Executive Report - Marina de Quepos Project

General Description

Located on the Pacific Coast, just 5 minutes from Manuel Antonio National Park, in the most lush areas of Costa Rica and one of the most pleasant climate for most of the year, Quepos Marina is a  project to develop a Marina first class in one of the most attractive tourist areas in Costa Rica.

The Marina have the most advanced in design, finish and technology, the highest global level and with all the modern facilities at hand, without neglecting the contact and harmony with nature, making this area, one of the most beautiful in Central America.

Marina de Quepos Project will be developed in three stages namely:

I) First phase: Building the main access route to the Marina, a cruise terminal, a 5 story building with a  condo-hotel of with 252 rooms and parking for 300 cars, and the south-west dike.

II) Second phase: This phase will involve the construction of a commercial complex of four story, with capacity for one hundred local (business premises and  services office), parking area for 300 vehicles, construction of the docks of the modules A, B , E, F, H, Construction of area for boat maintenance and dry marine.

III) Third phase: Construction of the other docks, a five –story building with a condo-hotel with capacity for 260, three-story building shopping area, casino, convention center, golf course and dike of the southern area.

Inside, the innovations, Marina de Quepos will have its own terminal for world-class cruise ship, the first underwater hotel in Central America and the Caribbean, with 25 fully equipped rooms, with panoramic views of coral and tropical fish in their natural state, a system of Canopy 3 kilometers round trip for trips in height throughout the area of the Marina, and a shopping center with cinema, spherical amphitheater with the latest technology.

In addition, there will be using eco-friendly technologies to the environment, such as solar panels along the entire sea wall and roofs of buildings, power plants supplied by underwater marine turbines, water is reused rained for indirect consumption of Marine services, treatment plants for fluid evacuation of buildings, windows double "insulated" to reduce consumption of air conditioners of condo-hotels and commercial buildings in the marine and desalination plants to use and reuse drinking water in the area.

Condo-Hotels

Each condo-hotel will be developed with six different models (Malaga, Marbella, Torremolinos, Ibiza, Formentera and Pardo) in two wings. The first group of approximately 252 units will be located in the southeast wing of the project and the other with 260 units in southwest area of the project, also include the transfer and accommodation service for the tourist who visit us and landed at our terminal cruise.

Each of the different models will have the latest in design, luxury finishes, technology and comfort. The design of both buildings has been created so that each of the condo-hotel will have panoramic views of the Pacific Coast, the right to two parking spaces, air conditioning, 24 hour security, wireless Internet and cable TV.

Each condo-hotel will feature:

  • Flats in European porcelain and wood deck's treated.
  • Internal and external ceilings in gypsum and natural wood treated.
  • Finishing stucco type exterior paint quality and durability.
  • European Porcelain tile in bathrooms, marble sink envelopes sealed and polished, tempered glass doors for showers and European health slab of low consumption.
  • Luxury bathroom fittings in stainless steel for kitchen and bath.
  • The furniture of the kitchen will be in natural wood with granite sealing and polishing, under contemporary design concepts.
  • Fixtures and kitchen appliances and laundry are in stainless steel.
  • The partition of the closets and laundry rooms will be in melina with natural wood doors.
  • The outer profiles of the windows will be natural aluminum, double glazing "insulated" low-loss thermal dark blue with stainless steel fittings.
  • The exterior and interior doors are natural wood treated solid 2.4 m high.
  • Reinforced gypsum interior walls and 2 mm denssglas with acoustic insulation for sleeping.
  • Air conditioning in room.
  • Stainless steel Locksmith general and kitchen doors. Plinth natural-treated wood in all apartments.
  • Internal and external lamps, low energy and contemporary design. General Security-Alarm panel, general lighting and sound.
  • Gray metal plate.
  • Applications internal kitchen and laundry in stainless steel and energy savings.
  • Internal and external furniture contemporary tropical design.
  • External-tempered glass railings and stainless steel.


In addition, each building will be condo-hotels own parking area and visitors, general valet parking, green areas, children's play area, maintenance area and warehouse, area of treatment and waste disposal, power plant emergencies External use of solar panels, water recycling for indirect consumption of condo-hotel, restrooms on each floor and common areas, service and emergency stairs, ducts private elevators, gym, spa, meeting rooms, office center, restaurant area, indoor heated pool, common laundry, bar and restaurant veranda, private security 24 hours a day throughout the year, VIP yacht club water level in both condo-hotels and offices for administration and general maintenance of each condo-hotel.

Finishing of the Condo-hotels

Here's a brief description of each condo-hotel model:

Malaga Model. This model have one story condo-hotel, with a bedroom with walking closet, bathroom, kitchen, laundry room, bathroom, dining room, terrace, jacuzzi.

Marbella Model. This model is one story condo-hotel, a bedroom with walking closet, bathroom, kitchen, laundry room, dining room, terrace, jacuzzi.

Torremolinos Model. This design is one story condo-hotel, with a master bedroom with walking closet, bathroom with jacuzzi, one bedroom with bathroom, living room, kitchen, terrace with jacuzzi. This model additionally have the ¨ Lock Off " system which gives you the possibility to separate a section of the Condo-Hotel with its own bathroom, bedroom and walk in closet, in case the owner wants to customize their visits apartment or rent a section in ¨ Lock Off.

Ibiza model. This design is one story condo-hotel, with a master bedroom with walking closet, bathroom with jacuzzi, one bedroom with walking closet, bathroom, kitchen, laundry room, bathroom for visitors, living room, terrace with jacuzzi. This model additionally have the  ¨ Lock Off " system, which gives you the possibility to separate a section of the Condo-Hotel with its own bathroom, bedroom and walk in closet, in case the owner wants to customize their visits or rent apartment in ¨ Lock section Off ¨.

El Pardo Model. This is a two story condo-hotel. The first floor has a dining room, kitchen, laundry room, visits bathroom, a master bedroom with bathroom with jacuzzi, walking closet, a room with private bathroom, walking closet, a terrace with a pool of nine meters long. The second floor has two bedrooms with walk in closet and bathroom.

Formentera Model. This is a two story condo-hotel. The first floor has living room, dining room, kitchen, bathroom for visitors, a terrace, two bedrooms with walk in closet and bathroom each. At the second level there is a room with private bathroom and jacuzzi.

Underwater Hotel

The hotel have 25 rooms, fully equipped bathroom with hot water, telephone, cable TV, Internet access, air condition, room service, bar, restaurant, laundry. They also had one of the most breathtaking views you can offer to visitors, as it will have an underwater tunnel wired facilities, where you can directly see the ocean and marine life.

Each room have a panoramic view of the ocean, where you can appreciate the marine life while you relax in the comfort of your room, making this hotel on a stage like few others, globally and in a unique experience for visitors.

Slips

Our project will have capacity for 900 slips, for boats with lengths between 12 and 60 meters. Likewise, the Marine will have a terminal world-class cruise ships, in the northwest wing of the project.

The slips will have a turret with potable water service with meter, electricity service current 110 / / 220 v with meter, wireless Internet connection, wired or wireless telephony, cable television, waste disposal, and Fingers mooring cleats.

General Marine  Services

The Marine will have general health services, supply of fuels and lubricants, maintenance and repair of boats, dry Marine for storage of smaller vessels, stranded and launching ramp for boats, as well as elevator traveling shot, hangars repair, and maintenance of the slips.

We will also have within the Marine, the offices of Captaincy General of Puerto, state administrative offices, shopping center with restaurants, entertainment facilities, pharmacies, travel agencies, water supplies and supplements, car rental, PADI Dive Center School, shop, tour operations and underwater rescue service, video stores, center and beauty salons, fashion shops today, banks and others.

Both the slips, and condominiums owners will have the appropriately legal title, under Costa Rican law.

Lifestyle

Surf, Kayaking, Snorkeling, Swimming, Diving, Boating and "Canopy."
Our project is located in a privileged area. Just 10 minutes from Manuel Antonio, one of the most beautiful parks in Costa Rica, with white sand beaches and emerald seas that give visitors the opportunity to relax, sunbathe, swim, dive or simply practice snorkeling, living in one of the most beautiful nature, which remains intact, precisely because they operated under the category of national park.

A one-hour drive from the project, you can find one of the most famous beaches in the world, for surfing, Playa Hermosa, Jaco. This beach also hosted the last world tournament surf. Marina de Quepos will have a golf course of 8000 square meters. For those who love ecotourism, our project allows access to a range of possibilities in this area, with the travel agencies located in our service area, offering the opportunity for our customers and visitors to access the most varied and various tours and expeditions to the national level, such as Corcovado National Park, Ballena Marine Park, visiting the Arenal Volcano, Irazu and Poas Volcano, all these games by car, plane or boat sailing from local Navy Quepos.

Weather

The area where the Marina is located, exhibits a tropical climate characterized by two seasons in the year, the dry and rainy, with an average temperature of 25 degrees Celsius throughout the year. The dry season in the area of Quepos, is from December to May and allows residents to enjoy during the cool sea breezes, beautiful sunsets, starry nights and sunny days with blue sky.

The so-called green or rainy season goes from May to November, and is characterized by providing visitors the conditions of the wet rainforest and tropical rainforest where trees and other natural ecosystems by land, fresh water feed and prepare for production flowers and fruit, which attracts hundreds of birds, terrestrial and arboreal animals, and thousands of species of insects that forage in the wild.

Another great advantage is that our project is located on the Pacific coast of Costa Rica, being a zone with no Hurricanes and few storms throughout the year, making it one of the coasts best conditions for water sports rest and relaxation throughout the year.
